Am I required to make my property available to Section 8?
No, in general you are not required to accept any government assisted vouchers. But, it is an excellent option for long term tenancy in some cases. -
Are you licensed?
Yes. Every Property Manager in NC is required to hold a real estate license. We also have multiple affiliations with other associations like NARPM, NAR, and LOTSAR. -
Can I reach you after hours?
Yes. Our online portal gives owners and tenants the ability to contact staff or maintenance personnel if needed 24 hours a day. -
Can you put the money directly into my account?
Yes, we electronically fund owners on the 15th of every month. Most owners see their money appear within two business days. -
Do I get to see the lease or sign it?
We are happy to share the lease with you! For full surface property management, we would sign on your behalf. For tenant placement you would sign the lease. -
Do you sell real estate too?
Yes we are a full service investment real estate firm. -
How and when do I get my checks?
Your rent is funded to you every 15th of the month, We can do this via EFT direct to your bank, or snail mail you a physical check. Whatever you prefer. -
How is rent collection handled?
Tenants have multiple options when it comes to paying rent. They can drop a check off at the office, mail a check, or pay online. We encourage our tenants to set up automatic recurring payments through their tenant portal. -
How long of a lease do you sign?
We can sign a lease for any time period you desire but our standard term is 12 months. -
How much security deposit do you charge the tenant?
If the tenant meets all the rental criteria, we find that one and a half months offers the best protections for our property owners while still remaining affordable to the tenant. NC allows for a maximum for two months deposit on long term leases. -
How soon can you start managing my property?
zAs soon as you’re ready! Normally it takes approximately 7 days for us to put together your marketing package and get your property listed. -
What type of properties do you manage?
We handle most property types from single family and multi family. -
What type of reports do I get and how often?
We supply you with a monthly owner statement that includes all income and expenses for the month along with an annual statement at the end of the year for taxes. Through your owner portal, you have access to many different types of reports and statements that you can run as needed. -
Who holds the tenant security deposit?
For full service property management we hold the deposit in a trust account until the tenant moves out and at the end of their lease it is refunded in accordance with state and federal guidelines. If you are utilizing tenant placement only, then the deposit would be turned over to you when the tenant moves in.
