Can you hold a place before I apply?
In most circumstances, we cannot. -
Do I pay first month’s rent and last month’s rent with my security deposit?
If it is a property that we manage, we typically do NOT take or hold last months rent in advance of when it's due, and you may only have to pay a pro-rated amount of your first months rent depending on the day of the month you move in. -
How old do you have to be to apply?

Is the deposit refundable?
Yes! Anything labeled a deposit is refundable. -
Who needs a cosigner?
If you meet all the application criteria except income, a co-signer located inside of N.C. can be used to guarantee your rent payments. They would need to sign the lease as well. -
You have a property I want to rent. How do I apply?
Super easy! After you have viewed the property, you can apply on our website on the same page that you scheduled your showing. -
How do I pay rent?
We make paying rent easy! Once your a tenant and moved in you can pay online via check or CC through your tenant portal, set up auto payments, or you can mail a check to our office. Please note that if you want to deliver a physical check, it must be RECIEVED by the end of the day on the 5th of the month. We highly encourage E-Checks online through your portal, it's free and easy! -
I want to get a pet. What do I do?
First call your landlord or property manager to make sure your property is pet friendly or if there are any restrictions. Then we use petscreening.com to complete a screening on any possible new pets. You may have to pay an additional pet deposit or pet rent depending on the home -
I want to move out, but my roommate wants to stay. What do I do?
First you will want to reference your lease agreement. If your roommate cannot afford the place without your contribution, you may be obligated for the remainder of the lease term. You can download the Roommate Release Form on our tenant resources page -
My lease expiration is coming and I want to move out. What do I do?
Your lease will require a 30 day notice on the pay period. (Typically explained on the bottom of page one.) So be sure to give appropriate written notice, so we can process your deposit back to you quickly and help you avoid any penalties or fees for late notice. If you have questions about this process, please send us an email so we can make sure the transition is smooth for all parties. -
Who is responsible for paying for repairs & maintenance requests?
Normal everyday repairs and maintenance are typically an owner expense. But, if the repair needed or damage is a result of tenant misuse then the tenant will be responsible for the cost of the repair.
